Geo thermal is cheaper but going to run up to $10,000 more to install.
I'm doing ductless split from now on.

I burn wood cause I get it for free. So for me 100,000btu of wood costs around 10 cents.
And women like when guys do manly stuff like split and stack fire wood.
If they dont, avoid them more than you would the china virus, cause they're probably a femanazi.

Trust me, you didn't need a house and new car to find a ball and chain. But it helps. After women give up on having a life like a Disney Princess they are pretty much looking for a guy that has their stuff together and can hold down a job.

What am I supposed to wear in my lumberjack pictures?!

Dawn called me yesterday, but just left a voice mail saying "Hey! Call me!"

Give me a reason and I will.

I messaged her a while ago asking if she got that video tour.

I mentioned the beautiful house being taken off of the market and the person said "You waited too long!"

Of course they said that.

I responded that I reached out to a realtor as soon as I received the notification from Zillow.

Then I was wrong for using Zillow.

Kevin said that I should have chosen my own realtor, not just taken someone who advertised with Zillow.

How do you choose a realtor? You put together a spreadsheet based on what you find on-line?

I would only consider using Dawn if I decided to lowball the house she is selling. I am sure that she would complain if I grew tired of her and chose a different buying agent for that house, but unless I sign a contract, I don't care.

I don't know how it'd matter much seeking out a realtor vs picking an advertised one unless you personally knew the person you sought out.

I reached out to a realtor on Zillow thinking they were the selling agent. Very sneaky how how Zillow advertises them without making it clear that they are an advertised agent. It took me an embarrassingly long time to figure out they were an advertised buyers agent, not the selling agent of a property I was interested in. She was able to get in touch with the sellers agent and provide all the information I requested, though. It was for an extremely steep plot, so I had a lot of questions considering the challenges of building on that terrain.

As my wife became interested in other properties, I just decided to go with that Zillow ad agent since she was very responsive and not pushy at all. She showed us a couple of properties that came very close to what we were looking for, but we ended up purchasing a property we found ourselves.

My point is, if the agent can let you into a house to see it, and they are responsive to obtaining answers to the questions you have, it kinda doesn't matter. What else is an agent going to do; "make an offer they can't refuse"?

Competency is kinda a big plus, nice and helpful you can get from a web search or a psyche major. The brokerages' leading closer that matches your personality or a left field option: ask the loan arrangements people who they like

Mostly I don't understand why we have realtors anymore. They used to serve a useful function before the internet because they kept track of what properties were for sale and had networks to match buyers and sellers interests.

Besides being trusted with the house key, what else do they do that couldn't be scripted into a form that's hosted online? Drives me crazy when you walk into a kitchen and they say "and here's the kitchen...". Probably the one area that buyers need the most help with is understanding the differences between methods of heating/cooling a space or other efficiency related considerations, and that's among the weakest areas of knowledge for most realtors.

The thing that's really annoying is having a question that the owner needs to answer, so you play telephone by asking the question to the buyers agent, the buyers agent passing the question along to the sellers agent, and the sellers agent passing it on to the owner. Then the response goes back through that chain which is prone to translation errors at each step.

The 6% selling fee needs to go away and transition to something like a 1% fee, with most everything being handled by online databases. Someone will still need to be trusted with the house key, but I suppose that could be the seller in most cases. Never quite understood why the 2 parties usually don't meet except that it protects the 6% selling fee.

I was approved for a small business loan, but I could not figure out how to actually get it. I copied and pasted my account information for both Navy Federal and Bank of America. Apparently sometimes the SBA has the bank name weirdly. If you have an account with a bank that was later bought out or just changed its name, you may need to put the original name.

Well, in my case I needed to give the wires routing number, not the electronic one.

This morning I had a $1,000 advance [that I do not need to pay, so people call it a grant] and a $12,900 loan at 3.75% for 30 years. However, that money is for things like rent and payroll. I have not been paying rent on the shed, which I was not using before TPgate, and my agency pays me directly, instead of paying my LLC, and then writing myself a check. You cannot use it to repair, upgrade, or buy new assets.

I didn't realize that those rules applied to the advance [grant], too. I spent the morning making a shopping list: Prehung outswing door, 17 4'x8'x2" Thermasheath foam boards, Locktight adhesive, Great Stuff, and a truck rental for those heavy foam boards. The total, with tax, came to $1,003, which would hopefully be $902.70 with my Veteran's discount.

You can buy a QuickSet doorknob and deadbolt kit for $25. I was about to see how much it would cost to rekey to match the house when I thought that I had better double-check to make sure that I could do any of this.

I thought of B.A. in the 2010 "A-Team" movie where they blow up a semi full of counterfeit money and he shouts "All of this money and I can't spend any of it!"

I cannot find that anywhere. I found the movie on-line, but I do not even know in which language it was.

Mom is finally bored with Hallmark. She had me find something else for her to watch a couple of times yesterday and today I finally put in one of her "Magnum" DVDs.

Hallmark was actually playing Magnum. I put in the same episode, but now she will not be yelling at commercials.

The DVDs have drastically-lower quality. The case says they are SD. I cannot figure out how to make the Sony blue ray player show them properly, it stretches the 4:3 to 16:9--that was a television setting.

Well, I figured out one thing today.

By the way, allegedly you really can fly a tank:

The only 2 ways to play SD on a 16:9 screen is pillarbox (black bars on the sides) or to stretch the image across the screen, distorting the aspect ratio.

Kwikset and Schlage can be set to the same key, but you may have to remove a pin from one of them. I forget which one has the extra pin. You might consider the quick change style of locks if you anticipate needing to change the locks very frequently if you're thinking of having roommates.

I prefer handles on doors that get used frequently vs knobs since I can open them with my butt when my hands are full.

Yes, I needed to tell the television to box the pillars instead of distorting Tom Selleck's face.

Many years ago, back when I received Dilbert newsletters, Scott Adams explained why you should work out your butt, stuff like you will look more intimidating while sitting down because you will sit higher, and if you are helping someone around the house, if they ask you to hold a screwdriver, then ask where you put it, you get a free screwdriver!

I have opened a number of doors with my sitting-down-side, but I think that was exclusively at stores. However, I open doors with my foot all of the time. I do not know that I have ever done so successfully when the door swung out, though.

I completely forgot that today is Wednesday and got ready for my Thursday teleclient, but they did not respond to my invitation. I called and left voice mail. A while later the mom said "Hey, this is Wednesday!"

Then I realized that we had a whole other day before the weekend--and that the weekend wasn't any better than the week. I mentioned it to my supervisor and she just responded "Hummm, OK Xist��. Just a reminder Friday midnight is your deadline for notes ��"

I always have my notes in on-time. I never need a reminder.

I called my temporary teleclient again and left another voice mail. Maybe I have some idea of why they tried two different therapists before me.
