House price reduced and more open houses. You would think two 240v outlets in the garage would be a selling point for electric and plug-in car owners, but the real estate agent doesn't think so. The Columbus market isn't up with the times it seems.

It’s an emotional sale. All the way. Three paint colors on house and front door a fourth. Treat the enclosed areas with an ozone generator or other. Use EaCo RESTORE outdoors wherever it can be used. Sidewalks and curbs included. Stain fencing.

Landscaping: hedges well beneath lower window ledges, right? Less is more as to plants past quality stage of life. Remove. Add mulch 4” to all beds.

Their mind is made up when they open the front door. That’s it. Done. Cooked. Served.

And as of 1 October, “it’s the holidays” (plus hangover) until Tax Day.

Plan on an April sale.

Tell your agent they're an idiot, they should at LEAST mention 2 240V outlets, if not for EV charging, for heavy tools. A garage with that much power is a dream for many.

Mine only has 2 110V outlets on each wall, and a 240V because the PO had a kiln. But at least I have that one for "some day"...

If you haven't sold it by end of winter, I HIGHLY recommend a trip back for some work to increase curb appeal.

Honestly, rip those hedges out. Strap them to a car and drive. Get them out, mulch 3-4" thick, and plant some flowers and low plants.

Investing a weekend and a few hundred dollars on the curb view can literally add THOUSANDS to a sale price.

And if you can't go back, hiring a local landscaping crew for just a DAY'S work could do wonders. Just take pics and 'shop what you want, they should be able to recommend what plants to plant and the total cost with hedge removal.

Edit: Another thing that would help - cut the sod away from that tree base 3-4 feet at least, and mulch it. Use a sod-cutter, and use that sod to fill bad spots in the lawn.

There was a vintage style Mercedes kit car made to mount onto a two wheel drive Dodge Dakota frame. I figured someone should have built one on a 4x4 Dakota frame.
