A basic rule of thumb is electric is 3x the cost to heat over NG, and about parity for a heat pump. An 80% furnace vs 95% furnace doesn't matter much, except higher efficiency ones require new exhaust/intake plumbing.

Burning NG is going to be the cheapest/easiest option.

Fortunately you have service, as propane ends up getting pricy.

Yeah. The new law mandates 95% units, changing to 97% this summer. So, unless there's some old stock of 80% efficient units available that I can legally use, 80% is out of the question.

But like I said, I need to call an HVAC installer before jumping to conclusions.

I still can't find a mobile-home rated, 95% efficient, ultra-low-NOx, natural-gas furnace. I can't find any information of any that are even being manufactured.

If you own it, there is no requirement that you use mobile home rated hardware to replace existing except it wouldn't be plug and play. If you don't own it.........

I own it. I just don't see how a typical upflow furnace would work without making a huge furnace/ductwork cabinet area that takes up most of the 6' x 6' spare bedroom.

As far as an HVAC tech goes, the company that I was recommended hasn't responded to my phone call, email or text message yet. But who knows if they're still on vacation or if they're just overwhelmed with work. If they don't respond soon I'll try another, and so on and so forth.
