A few years ago, I would have totally agree with you but it is only going to happen in a "if everything goes well" scenario.
The other option that I foresee much more likely to happen is we are going to move much less, call it price of energy or rise of the dematerialised relation AKA internet ...
But I am still interested in the if all goes well scenario !
