I wouldn't buy the guy's book. The only thing he doesn't tell you in his video is how to contact the appropriate office complex companies. It seems very legitimate to me otherwise; after hours, not brain surgery, in demand. I would caution that it might be seasonal depending on location.
I worked for a startup outfit a few years back. They rented space in an office complex. I worked a 3-11pm shift. The cleaning crew was a young guy and his sister, doing it after their day jobs. The office outfit owned the vacuums, floor machines and so on, they just needed someone to operate them. And go around emptying trash cans and so on. Again not brain surgery.
I'd think the key values would be perseverance and dependability. And a bit of math.
