It is a combination of personality and cost of living. $200K doesn’t go as far in locations where the median home is $1 million

In my zip code out in the burbs the median home price is $406K or $224 per sq ft. 5 years ago when we bought our house $200k got you a 3 bedroom / 1 bath with a leaking roof and black mold growing visibly up the walls.
