Yes, you pay for different levels of convenience.
Turnkey sheds are the most convenient and expensive. I paid $7,000 for my 200 sq ft shed. That was about $2,000 for materials and $5,000 for the convenience of someone else building it for me.
The shed linked above is a kit. A truck drops off pallets of building materials and an instruction manual. You pay a little bit more than the raw material costs to have someone do the design work. You save a huge amount by doing the labor yourself.
The price of that kit gives you an idea of how little the raw materials costs for a small 450 sq ft two-story structure – if you are willing to do the work yourself. A house is just a much larger and more expensive version of a turnkey shed. Most of the price is the convenience of having someone else do all the work.
