I don't know how it'd matter much seeking out a realtor vs picking an advertised one unless you personally knew the person you sought out.

I reached out to a realtor on Zillow thinking they were the selling agent. Very sneaky how how Zillow advertises them without making it clear that they are an advertised agent. It took me an embarrassingly long time to figure out they were an advertised buyers agent, not the selling agent of a property I was interested in. She was able to get in touch with the sellers agent and provide all the information I requested, though. It was for an extremely steep plot, so I had a lot of questions considering the challenges of building on that terrain.

As my wife became interested in other properties, I just decided to go with that Zillow ad agent since she was very responsive and not pushy at all. She showed us a couple of properties that came very close to what we were looking for, but we ended up purchasing a property we found ourselves.

My point is, if the agent can let you into a house to see it, and they are responsive to obtaining answers to the questions you have, it kinda doesn't matter. What else is an agent going to do; "make an offer they can't refuse"?
