Yeah, well, that's just, like, your opinion man.

Our neighbor finally came home and volunteered that she wants to sell her house and move somewhere hot enough to never snow. I was about to ask if she thought it would pass a VA inspection, but all of a sudden her old father's grumpy and disembodied voice projected from her pocket. Apparently she performed the rare Pocket Answer maneuver.

She did say that a realtor showed her a house like hers that was $197,000 without some detail that she seemed to think made it more valuable.

"Did it sell for that much or did they just ask for it?"

She did not know.

Her house is 1,272 square feet and, as I keep telling everyone, the 42 houses that sold between $125,000 and $200,000 in our town in the past 365 days averaged $125 per square foot.

Dang.

That only works out to $159,000.

The beautiful one that I wanted on half acre only sold for $117 per square foot, although they would have gotten more if they waited longer than 48 hours.

What really matters to me is the VA valuation. If the VA says that her house is worth $150,000 then she will find someone else.

It is weird, I keep hoping to buy a 1,200-square-foot 3-bedroom and 2-bath house with a 2-car garage for $180,000. To me that is a good price, but that works out to $150 per square foot, while $125 per square foot would put it at $150,000. They started asking $199,000 in February and have lowered their price about $10,000 a month. I might be able to negotiate down to $150,000, but with the garage converted into living space, it has 1,820 square feet, which would work out to $82 per square foot.

I would want to add on a garage, haul out the gravel, and put in sod. I keep thinking that painting the house something more colorful would help, but the front porch casts shade, so how much would that help?
