Those go hand in hand. The hard inquiries from getting preapproved will bring down your score. They stay on your record for 2 years and from this early post you have at least 4

I was preapproved by USAA on 5/13/2020, Veterans United on 2/5/2021, and Navy Federal on 5/13/2021. After answering many questions last night, I am preapproved with Navy Federal again!

Ah, different problem. They might be worried about what you will do with that $45K credit limit after they issue you a mortgage. A lot of people run up their credit cards after buying a house to furnish and repair the house.

However, you are preapproved likely with a good rate from that good credit score. Time to find a realtor and start house hunting. How long is your preapproval good for?
