It has been 13 months since I mentioned the price-per-square-foot in my town and that has changed drastically.
It was $150. I have shared 2 sold houses recently. One was $190.51 per square feet and the other was $178.85, although that was 10 months ago.
Of the last 10 houses that sold for under $200,000, the highest price-per-square-foot was $148, but I mentioned before that bigger houses around here have a higher price-per-square-foot.
I would give the average rate, but there were at least a couple of fixer-uppers, and at least 1 that I never saw for sale and there isn't much of a listing. Those went for $50, $71, and $78 per square foot. The rest were $117+
I don't know that any of those are as nice as the smurf house, but it is probably haunted, and many of those have garages or at least carports. If it is worth $150 per square foot then it is worth, that's right $78,000.

There have been vastly more home sales between $200,000 and $250,000. The last eleven ranged between $132 and $218 per square foot, averaging $167.
I would be surprised if it sold in less than a year for much more than $100,000. This new plain mobile home sold for a quarter million after a little over 3 months:
