Factory stuff should be made my robots. The few things not done by robots should have things like laser guidance to speed the process and improve accuracy.

I'm surprised site-built homes are still built the same way as ever; like a custom build where everything has to be measured and cut and assembled rather than some more automated process.

There needs to be a lot more automation in building construction.

That's the problem with high end "Custom" builds. You cant show up with prefab walls, they aint custom. I dunno, how custom is an 8 ft wall with no windows and earthquake sheathing?

The smurf house is down another $14,000! :) That makes $30,000 in 10 days! :D

It has been 13 months since I mentioned the price-per-square-foot in my town and that has changed drastically. It was $150. I have shared 2 sold houses recently. One was $190.51 per square feet and the other was $178.85, although that was 10 months ago.

Of the last 10 houses that sold for under $200,000, the highest price-per-square-foot was $148, but I mentioned before that bigger houses around here have a higher price-per-square-foot.

I would give the average rate, but there were at least a couple of fixer-uppers, and at least 1 that I never saw for sale and there isn't much of a listing. Those went for $50, $71, and $78 per square foot. The rest were $117+

I don't know that any of those are as nice as the smurf house, but it is probably haunted, and many of those have garages or at least carports. If it is worth $150 per square foot then it is worth, that's right $78,000.

There have been vastly more home sales between $200,000 and $250,000. The last eleven ranged between $132 and $218 per square foot, averaging $167.

I would be surprised if it sold in less than a year for much more than $100,000. This new plain mobile home sold for a quarter million after a little over 3 months: 3 bedroom, 2 bathroom, 1,276 square feet 541 N 5th Dr, Show Low, AZ 85901

The listing says that it is new, but I couldn't find anything for what was originally there--until the last 4 pictures for the current listing:

So, we had some rain...

It turns out that it is a good thing my brother put everything back in the shed:

I put everything on that picnic table and thought that I was good to go, but it would have held up the awning, right?!

He also removed some plastic that I put over my floor jacks. Now the wheels are all rusty.

Hopefully that is the only problem.

I bought a drop cloth to turn my first loft bed into a greenhouse, but I have used it to protect my drywall and insulation.

Well, we got hail and a couple inches of rain today in just an hour or two. I had a bag of wood from the stump that I removed for no reason on top and the hail punched a hole in the middle of the drop cloth, right over the bag of firewood, and I worry that the drywall got wet.

Also, I put a second set of cinder blocks under the front so that I could mend the 4x4 easier. The front is actually higher than the back, so more water got inside.

You unlock the secret above-ground pool mode!

The canopy flexes, so a normal amount of water pools, but this collected so much water that the middle collapsed.

Never thought of taking that phrase literally. They always say above ground, but they really mean on top of it. I'll forever be dissatisfied with an on ground pool advertised as above ground.

Oh yeah it has gotten crazy. I live in NWA, Fayetteville area specifically even though they reference all of nwa nationally as "Fayettevile, a city of 514,000 people." Its really just a 4 city area with walmart, jb hunt, tyson etc... all located here. When i moved here the average starter home was a 1990+ 3 bed 2 bath 1400sqft ish for about 165k. That was early 2020. $117/sqft basically. Now you can't even buy one and if you did i asked a person I know and they said they wouldn't sell their house for less than 250k because if they did they would be the only one on the market. ~Approx $178/sqft. A nice 52% property value increase for a market that only makes on average 30-40k a year.
When i purchased my house my parents thought i was crazy when i told them i was spending 248k to buy a 2000sqft house, while a 1400sqft house at the time was 210k.
