Oh yeah it has gotten crazy. I live in NWA, Fayetteville area specifically even though they reference all of nwa nationally as "Fayettevile, a city of 514,000 people." Its really just a 4 city area with walmart, jb hunt, tyson etc... all located here. When i moved here the average starter home was a 1990+ 3 bed 2 bath 1400sqft ish for about 165k. That was early 2020. $117/sqft basically. Now you can't even buy one and if you did i asked a person I know and they said they wouldn't sell their house for less than 250k because if they did they would be the only one on the market. ~Approx $178/sqft. A nice 52% property value increase for a market that only makes on average 30-40k a year.
When i purchased my house my parents thought i was crazy when i told them i was spending 248k to buy a 2000sqft house, while a 1400sqft house at the time was 210k.
