I don't know there ARE Termites, I just suspect so because that one house had floor supports replaced and I know of incidents in flagstaff.and tucson. We have carpenter ants, a termite like societal insect with a penchant for tasting wood, and, some sort of rot at the soil to wood interface ( not that there should be such an interface by building codes). I also hear of termites being in home depot lumber when you buy it but that is really odd.
If you are capable, make an offer, worst thing that can happen is being refused.
