How much would it cost to fix up this?

I guess that we will never know because they only posted a few pictures
$125,000 3 bedrooms, 1 bathroom, and 1,018 square feet

I started applying for a home improvement loan, but I started working on other projects when it asked for pay stubs and W2s. I am 1099 and my employer has never given us pay stubs. I don't have any idea how much I am receiving before I get my check. Since my supervisor doesn't let me know that she approves my notes I am never certain that I am receiving anything!

I receive different rates for different clients, so that makes it difficult to figure it out beforehand. I am supposed to pick up another 2 hours, a client they transferred me from another therapist (which is usually a bad sign), and the mom of a client that has always been approved for 2 sessions a week finally randomly decided that she wants 2 sessions a week, except they already miss sessions frequently, and when they do connect it is invariably late.

They were 25 minutes late this week! That seems excessive for a 45-minute session! I rushed through so that I would be on-time for my next client and they were 25 minutes late, too!

Then a regularly-scheduled client never responded and a make-up with the client that is now supposed to be twice a week at the same day and time couldn't make it because he was going to a birthday party!

I was able to figure out my payroll login and download an unlocked 1099. It also shows my old paystubs.

Unfortunately, they since changed payroll companies again, which I am sure isn't any cause for concern.

Hopefully I can figure out how to access the new pay stubs with the new company.

I just need to figure out with which company I was applying for a loan.

Well, I am not talking about hauling off a mobile home and building a real one. I can pursue a VA renovation loan. Some Veteran service with whom I have an account does these. Navy Federal? USAA? AAFMAA?

VA Nationwide and National VA both do, as well as OVM Financial and Homebridge Financial, but Navy Federal does, too, so I should start there, but will this house stay on the market long enough? Arguably I should have already gotten approved even though I haven't seen an opportunity like this in 2 years, which was why I was trying to find a run-down mobile home.

Zillow says that with $0 down and 4.126% the mortgage will be $606, taxes $82, and insurance $44, for a total of $732, which brings me back to my question in the subject.

Weird. That is the calculator in the listing, but their VA Mortgage Calculator says 2.495%, $105 for insurance, $113 in taxes, and $494 for the mortgage, totaling $711.

Why are they different?

Oh yeah you have termite issues there.

The calculators are rule of thumb because the loan details vary so much in my experiences getting VA loans.

How can you tell there are termites?

I wanted to apply to Navy Federal before going to bed, but I really want to feel rested for once in a week or two.

I just tossed and turned.

Two houses 2 doors apart hit the market 31 minutes apart!

This looks like the last house that posted in this range: https://www.zillow.com/homedetails/2...67814912_zpid/

This is slightly smaller and they are asking $10,000 less: https://www.zillow.com/homedetails/2...61799602_zpid/

The first ad says it is a community care facility and is rented out through next May. The second asks for a 60-day escrow out of kindness for the tenants. Both have dozens of pictures and a 3D tour.

The seller acts like houses are still selling the same day and makes all kinds of demands.

I don't know there ARE Termites, I just suspect so because that one house had floor supports replaced and I know of incidents in flagstaff.and tucson. We have carpenter ants, a termite like societal insect with a penchant for tasting wood, and, some sort of rot at the soil to wood interface ( not that there should be such an interface by building codes). I also hear of termites being in home depot lumber when you buy it but that is really odd.

If you are capable, make an offer, worst thing that can happen is being refused.

They posted more pictures for the cheap house! They look decent! :)

I will share the pictures later, I need to see clients!

There aren't any visible problems. I don't know why they priced it so low!

I looked up the 2 nearby houses that hit the market last night and the one that looks similar.

They are adjacent! Three houses in a row are for sale!

I need to apply for a mortgage! It is probably already too late!

When an ad says "sold As-Is" that is a red flag that the property has some sort of major issue.

As-Is on any house is a huge red flag

A bunch of houses selling at once on the same street or neighborhood is also a red flag. Could be nothing - like a landlord liquidating investment homes. If a bunch of different people are selling you have to ask - What is wrong with the neighborhood?

This is the house that actually matters: 2162 Sandstone Rd, Show Low, AZ 85901

It is 21 minutes away from these adjacent ones:
2621 W Owens St
2641 W Owens St
2661 W Owens St

I don't know if the W Owens St houses are owned by the same weirdo, but it seems likely. They are posted by the same realtor working for the same agency and have the same bizarre demands.

The house on Sandstone was posted by a different realtor working for a different agency and doesn't have any weird demands, just the as-is disclaimer.

I am still waiting to post the pictures because my computer is acting horribly slow, despite just rebooting before seeing my last clients.
