There is new exterior paint, but it is still cash-only, so it seems like that money would be better spent on whatever it needs to qualify for a conventional loan.

It seems like everyone's solution to a remodel is to demolish the cabinets and replace them, but not even I like these, but I don't like the paneling, or the tile backsplash. This seems like a bad place to put 1/4" drywall over the paneling, but if you put 1/4" plywood over the cabinets it would work out.
What if you just refinish the doors and drawers?
Everything looks ancient. If the sink isn't shallow I might just replace the faucet.

I always want more storage, but removing one cabinet and whatever is above it in order to fit a standard refrigerator would make sense.

Was there ever a stove here? We rented a house in Mesa that was designed for some kind of a stove--in the Phoenix area. It just had a square vent coming into the house and Dad periodically needed to tape a new garbage bag over it, which periodically filled with rain.
I think those require a good seal.
What is that square of missing paneling next to the door? It is more than twice the size of that outlet face, so I don't think that is it!
I abruptly received a new supervisor yesterday. Hopefully he doesn't change my reports and refuse to tell me what he didn't like or have me completely redo a packet 6 times for a client that I don't have anymore.
The new agency has four clients so far for me, with a higher rate, so eventually I should be able to look at normal houses around a quarter million.

Eighty thousand dollars seems like a ton of It is on a larger lot, but it is a much lower price-per-square-foot than the 640-square-foot house. Is this large for a tiny house?
It is weird how the first picture is of the side, but the front looks terrible. I don't know what is going on next to the front door and the 2 windows are weird. I figured there was a reason one window was so high and I was right.
It has a loft and I am unsure that it has as much headroom as mine does at its highest point!
It has a much larger lot than the other house, though, larger even than Mom's, and it says Owner May Carry, so that might have better terms than the construction loan that I would get for either of these.
