I guess you're considering the loading area only, not counting the possibility for the cabin to be totally integrated to the living quarters when swivel seats are added.

The smallest apartment I've known someone to live in was a friend's 99 sq ft apartment in Japan.
I have seen apartments with a similar size for rent in Brazil, catering mostly to college students. But not even the smallest apartment I lived at was actually that small.

Yes, that is the cargo area rounded up. The cargo area is 154" x 69". Of course that assumes it is a box which it isn't, there are lots of protrusions taking up space a van and the walls aren't vertical.

Our current van has a swivel passenger seat which works well. The driver seat doesn't have enough travel to swivel more than about 90 degrees due to the steering wheel.

My smallest real apartment was about 300 sq ft. Dorm rooms at the university were less than 1/2 that size but they aren't real apartments. No bathroom, no kitchen.

My brother's SLP converted an ambulance into a tiny home and then built a shed and converted it into a cabin.

Ambulances are specifically-designed to draw attention!

I'm not familiar with dorm rooms at the universities in my country. But I have seen rooms with an attached bathroom and provisions to install a kitchenette which are about that same size advertised for rent as an apartment. Some are so small they would make some van bodyshells look reasonable to build a tiny house out of. The smallest apartment I have ever been inside to take a look was just a little wider than a Sprinter, yet shorter than the LWB ones.

Best stealth camper is "Browns Septic Service" painted big on the side. Nobody wants any part of that action.

I've been thinking about what type of business name I want on the side.

Plumbing
Septic
Drain service
Gutters

I swear affirm this is true and I was holder in due course. Okay?

I bought [and resold] a 1954 VW 23-window bus (Chestnut Brown over Sealing Wax Red). It had had commercial signage that was gone, but the outline remained in the faded paint so you could only see it when it was wet. I should have photographed it for proof. It said 'Miss Pratt's School of the Dance and Day Care Center'.

I told this story to someone years ago, and he said "I haven't seen the bus but I did see a video of it under a tarp in Portland OR."

Not sure to which extent I would want to try it in a park. Possibly it would get some unwanted attention due to pollution concerns.

Parks are full of pit toilets that need servicing.

But I'm sure there are some control over such activities, with environmental licensings and similar bureaucracy required.
