My supervisor recommended that I supplemented my hours with another agency.
"Didn't we sign a no-compete clause?"
"They can't do that with 1099 contractors."
I read up on it. They can try, but we may convince a judge that we should have been W2 employees the entire time.
I finally read my contract: "the Contracting Party expects that the Contractor provides services for other parties"
I haven't been meeting expectations! I need to get my act together!

Someone was parked at the vacant house, so I went and asked if he was the owner. He said that he was and that he had fifteen other properties. I said "The thing about a holding company is that no one can tell what you are holding."

"You can find my name in the county records."

It did not sound like the vacancy has anything to do with TPgate.

They have foundation issues. I have concerns with ours, so it sounds like we need an inspection. He says that he will pay somewhere around $30,000 for them to inject foam to lift up the house and then install concrete piers.

He says that he will need to replace the carpet, but it is at the end of its life anyway.

Mom has some cracks above doorways and part of the reason that I wanted to buy a house was so that we could stay there while I repaired everything, but if we need the foundation repaired first...

I still want to buy a house to rent out, but I asked about her mortgage. She owes $37,000 at 5.875%, which they already refinanced once. This house was a rent-to-own. After a year Mom and Dad were able to buy it, but their interest rate was about 9% with a bankruptcy on their record. Mom said that Dad found a lender that did not have closing costs, but there was some $5,000 fee they did not mention until the signing and Dad was furious.

I asked why he still signed.

They only paid down a couple thousand dollars' worth of equity, but their new loan was a couple of thousands higher than the first.

I love the idea of putting $9,000 down on a $180,000 house and having a renter pay off my mortgage, but if I put $9,000 a year into Mom's mortgage we will pay it off in 24 months and save $4,500 in interest, so in a way that is a 25% return in 2 years.

Needing to fix the foundation would greatly complicate that.

Paying off your mom's house sounds like an easy win. I guess you would have to fix the foundation regardless, so don't let that affect your choice

My dating site showed a woman with "slpa" in her name. She shouldn't be an SLPA, that is in all caps!

She is a lazy SLPA--in another state, but for some reason she is doing teletherapy with Arizona clients. The agency pays the same as mine does for clients in Tucson, Flagstaff, or the Phoenix area, but the state pays better the farther the client lives from those places and so does my agency, but some companies pay the same everywhere and keep the difference.

I do not know if they only take on clients in metropolitan areas or if they take on clients throughout the state and pay teletherapists the same to work from home, but she is supposed to work full-time for them. If that actually is 40 hours a week then I would be in a strange new tax bracket, completely skipping the one in between.

It would more than double my current income, almost triple!

However, instead of working 20, maybe 25 hours a week at the school everything would be through Zoom. I wouldn't want to maintain that indefinitely, I sure would miss my students, but in theory I would have the cash to buy a house like the ones that I have pursued in two years.

Would it be better to put 20% down 5 times a year? I doubt the banks would believe the mortgage was for my own house.

So, 730 days from now, do I want 10 rentals 20% paid off, or one at 100%

For some reason that SLPA pushed me to apply, but refused to answer any questions. Now she is trolling me for not liking GMs.

I keep trying to talk about work!

Curiously, an SLP messaged me from a third state the same day.

This garage is almost the size of Mom's house!








All of these other houses convert a one- or two-car garage into an extra bedroom, you could turn this into a second house!

Try not to have everything fully leveraged. All it takes is someone else losing their job and then you're not making payments.

I may not ever need to worry about it. I have not applied to that agency yet, let alone been hired, and I certainly haven't averaged 40 hours a week for two years.

So, you are saying that 28 homes with 3.5% down each is right out?

I did not really log into Facebook on Saturday, I just responded to a few messages, but I went to check my messages before going to bed and my account had been closed, claiming that I violated the terms of service.

The worst that I have ever done is make a bad joke--not offensive, just bad.

I guess that I was hacked.

I completed the security steps and they said "We will get to it when we get to it." Well, they did not notify me that they closed my account. They did not notify me that they allowed me back in.

I just spent three hours tracking down a video Dad recorded of him, Mom, and my brother singing "Happy Xistday" just a couple of months before he passed away. I found a few videos that I forgot and now I have the video saved on my laptop and desktop.

I heard Dad's voice for the first time in a while.
