I haven't heard back from my handler. I don't feel encouraged.
My group home client was a no-show, so I stopped by the house:
I knew that it was right next to a business, which is on the main street, but it was weird to see it in-person. Also, the business is uphill. There is a 3' drop from the parking lot to the ground, then downhill to the house. This seems like a good place for a solid fence like with the smurf house.
Oh. I christened this the snork house.
I could see someone dropping a board from the parking lot to the imaginary new fence and just walking across--although it would be downhill.
Like the ramp they lower from a boat.
There was a guy with some big construction machine in front. I went around to the next parking lot and there was a guy with a construction vest and old pickup, so it seemed like a bad time to get a picture of the back of the property.

The new expensive car costs $$$ which is paid for from the transaction so there is pressure to close sales which may not be advantageous to you. You'll know when you go look at houses and get in. Or you could be mr obvious and just ask "which one of you owns the.....?".
Mmmm single pane windows as old as me. So maybe $10 grand to upgrade.

New house for sale--kind of.
This house hit the market on 8/10 for $190,000, but I never saw it. Today Zillow told me about it for the first time when they raised the price $25,000. They also have those weird arcane rules, like you must summon a demon to deliver your best offer, written in ghost blood: https://www.zillow.com/homes/for_sale/61799602_zpid

What do you find arcane about this?
"(360 VR TOUR and video IN PHOTOS) 3 bedroom 2 bath home, has central air conditioning, and furnace. Beautiful pine trees through out the neighborhood very peaceful. Apparently 2 of those houses sold, but the third now has a higher price.
How do you think those best prices turned out?

Eh... depends. I bought my house without a realtor and i had a more competitive offer since i didn't come with a 3% leach attached to me. Also, when I sold my house i gave the buyers a better deal since they didn't bring a realtor. Realtors seem useless. Just need a loan officer on dial.

It may depend on local circumstances but in the 4 states I've purchased a house you aren't go to be able to see a house for sale without a realtor unless you wait for an open house. A seller's agent isn't going to meet a random buyer and without a buyer's agent you aren't getting into the lockbox with the key.
Likewise when selling a house you aren't going to get on the MLS without a realtor listing the property. No MLS and 99% of buyer's aren't going to see that your house is for sale.
I certainly wouldn't try to buy a house for the first time without a realtor - especially in a hot market where houses are selling within a week.
I completely agree the way realtors are paid is crazy. It doesn't take any more effort to sell a $500K house than a $100K house so why is pay based on a percentage of sale price?

Probably easier selling a $500k house because the buyer/seller is less likely to be a flake.

I shared a house that was sold by the owner (twice). Most underwhelming flip ever!
It was on a busy corner, though, and I am sure that Craigslist and Facebook Marketplace yield some results.
That one was on Zillow. I don't know about the other places.
Flakes! I need to ask my office to put my group home client on probation because nobody was there 3 weeks in a row. At least they are close!
The manager refused to confirm appointments the last time that I put them on probation.
I started seeing a client a few months ago and didn't hear anything for 3 weeks. I sent the Zoom invitation each week like the mom requested and when I didn't hear back after 15 minutes I sent a text asking to reschedule. Nothing until today when I told the mom that if they missed another appointment they would be dropped. She asked to change the time, but they haven't connected to Zoom in 15 minutes, and I sent a text 10 minutes ago.
Unfortunately, the office didn't respond to my request to put my client on probation, so I might need to waste my time one more week.
