I judge him for it. He's awesome. His life would be so much more apparently better if he only stopped caring for the people he loves and left an area that has so little of his work to offer him and so few rational people in his dating pool. Nope need to be a slum lord. If you try to provide nice rentals by buying $75,000 to $120,000 homes people will just destroy them. Buy a shart hole for $20,000 and charge 50% to 75% rent for what the payment is on the far more expensive houses.
Our first rental house has just about paid for its self in 3 years.
Or you buy an expensive home for you and take care of it.
Beats renting.

If you took $14,000, made 3% on it, after 30 years it would be worth about $100,000 if you didn't add to it.
My wife's grand parents house tax value in the bad part of clovis newmexico is $20,000 to $25,000. But if I could have bought the pieces of really run down junk on either side of it, ran them over with a D6 I would double the value as soon as the rubble gets cleaned up.

About the fourteenth valid listing is in Show Low, eight or nine miles from Mom's house. 576 square feet on 1.06 acres, but there is just a satellite picture of the area. Looking at Google Maps there is some building there, but there is a much larger building on the property, with a pickup parked in front of it. If the pickup is 17' long, the house would be around 576 square feet, and Google tagged a shed.
It was supposed to be sold at a foreclosure auction last September.
Zillow does not give the lot size. I got that from RedFin, but it doesn't have any other information.
Hey, Graham Stephan and Kevin always tell people to become realtors. RedFin doesn't cover Show Low because they don't have any agents.

So, no houses currently in or close to Show Low, but if I want to be a slumlord, how about a mobile home? Two bedrooms, one bathroom, and 740 square feet for $49,500. Honestly, it is clean, and in good shape, but sixty years old!
Zillow says that with $9,900 down and a 30-year mortgage at 4.126% it would cost $192 a month. Property tax and home insurance would be $50. Property taxes are $254 for the year ($21.17 monthly).
That totals $263.17 a month.
This is the cheapest home that I remember finding for rent in Show Low. 907 square feet for $732.
Would $600 be fair for the mobile home? So, $336.83 a month to cover my electrotherapy bill?

Long distance rentals end up like most long distance relationships.

Makes sense. You wouldn't buy a car an consider it a long term appreciating asset, either. In the end, you're left with something that's only real value is as scrap.
