The bars were pretty weird on the original shots. Removing them makes a big difference on the flipped version.

A lot of work went into that house. Reading the Zillow posting it has all new electrical, plumbing, floors, drywall, and a new roof. I bet they gutted the house interior to the studs and started over.

It looks nice. I wouldn't pay $215K for it but I bet they have a lot of room to drop the price and still make money. I doubt they have more than $100K to $120K into it.

Including the original house?

I didn't read the description, my girlfriend was waiting for me!

I should have just posted that someone flipped it and gone to see her, but I have mixed regrets. They don't have air conditioning, which I hadn't thought was necessary up here at night, but I changed my mind.

They do have flies, though. I found one in my soup!

A mini split is efficient, and extremely inexpensive to add! I wouldn't let that stop you.

They dropped the price $16,000! :D

I finally took a few seconds to read this:
Quote:
This cute little home has undergone many improvements from new electrical wiring, all new plumbing, new drywall, new subflooring in kitchen and bathroom, new metal roof with new rain gutters, new appliances, old wood flooring brought back to life. Great first home or rental property. 2 bedrooms / 1 full bath. Freestanding natural gas heater in living room heats the entire house. The property is fully fenced. Come take a look at this cute home, sure to impress. forethought for future expansion was considered
I think that "Many improvements" is an understatement. I was trying to figure out what is stronger than "Remodeled."

Is "Renovated" adequate?

I realized afterward that I didn't look at the roof, which must have been replaced.

Sure enough!

I find it curious they list the stuff they replaced, but only the plumbing is all new.

The drywall had tons of cracks from settling and there were pieces missing in the kitchen.

"Come take a look at this cute home, sure to impress."

I am impressed they think anyone will pay anywhere near $400 per square foot!

What the heck does "forethought for future expansion was considered" mean?!

That sentence doesn't seem well though out.

I told my girlfriend that I would find a bug zapper. We were tired and trying to cuddle, but I was tired of swatting flies.

I met her best friend last weekend. She bought a 99-year-old fixer-upper and said that she needs help installing a mini split and I needed to explain what that is to my girlfriend.

I love projects and helping people, but I am not eager to spend more time with the best friend, who is taller, younger, and more slender.

She has a boyfriend, but he sounds useless, just like the brother who rents a room.

I found space for the refrigerator!

This tiny cabinet looks like it is right next to the ceiling support:

However, there is room for at least a mini fridge!

Likely that when they replaced the electrical panel they sized it for future expansion and put in a hot water tank large enough for a 3 bedroom house (and the extra people that come with it)

They don't have pictures of the electrical panel, but that is a Rheem Performance 40-gallon electric tank water heater

Next to the GE Unitized Spacemaker® 3.8-cubic-foot-capacity Washer with stainless steel basket and 5.9 cubic-foot-capacity electric dryer

Hooray! Let's throw them a parade!

The 40-gallon water heater is also the cheapest Rheem water heater Home Depot carries.

They bought it to flip. I have no doubt they used the least expensive materials they could find. No different than a new spec house.

Zero percent of HGTV show appliances, the garage, or anything else useful, and that's because people are stupid.

That means crap gets installed and we suffer as a result of our collective ignorance.

My million dollar idea for the day once was to have a home show where we show the garage and appliances. It would appeal to 1% of people; but that's still like 3+ million people in the US. I'd be happy to entertain and inform 1% of people.

I would be happy with the ad revenue of 1% of Americans.

One percent of Canadians would be far more than I have now.
