Yes, those pesky HOA fees or mobile home lot fees as well as the rules that go with them. I like to work on my cars and I like to ham radio, which HOA's and lot landlords both hate. Like when the land lord stops and comes running, yelling, "You can't work on your car here!" as soon as I open the hood to just check the oil.

Here, all trailer homes are granfathered in, but unmoveable, at least in the state of Colorado. Maybe one could be moved to another state. But there is only one place a mobile home can be moved in Colorado, the dump. At least ones built before a certain year, which is most of them including mine.

I was wondering why those houses looked familiar. It is part of my old neighborhood when I lived in Detroit.

If you didn't annoy the local Don, not a bad place to live back then.

In addition to missing anything of metal, there's a hazmat sequestering because EVERYTHING had asbestos in it: ceiling, plaster, sewer, insulation...... cant tear them down, can't fix them*. Only hope is they catch fire because there's federal mitigation for the site minus the house.

Btw this is a neighborhood where they give you title to the land for free if you pull permits to build.

* that's not actually true, it's just extremely expensive

The general disrepair is a symptom not the cause. In Michigan you had two major causes.

1. White flight to the suburbs. When school were forced to integrate in the 70's and 80's white families moved out of the cities and to suburbs. Plenty of retailers and other companies followed.

2. In the 80's, 90's, and 00's manufacturing moved out of Michigan to the US South and Mexico chasing cheap labor. This loss of manufacturing and jobs meant that my generation (I graduated high school in the mid-1990's) left the state looking for work leaving behind an aged population.

Combine the two and most major cities in Southeast Michigan have roughly 1/2 the population that they used to have at their peak. That lack of population means a surplus of homes and many were abandoned and left to rot. You have entire city blocks that are abandoned and city run programs to do house swaps to move remaining residents out of mostly empty blocks and consolidate them so the city can shrink the area requiring services.

As Piotrsko said, many of those old houses are also contaminated with asbestos and lead paint which makes fixing them or even knocking them down very expensive.

That doesn't mean the entire city is a dump. There are well cared for areas and ones that are a complete wreck. There are areas that developers are aggressively buying houses to fix up nice and flip and areas that are either abandoned or run by slum lords. You can buy a nice 3 bed / 2 bath house in my hometown for $100K +/-.

The house I rented in Flint, Michigan had the front porch falling off, animals living in the attic, leaks in the roof "fixed" by hanging a blue tarp in the attic and having it collect water that ran off to the eaves that were kicked out. It likely should have been condemned.

The smurf house is for sale again! :D

The photographer was trying to be too artistic. The first picture is of some sunflowers in front of that front fence they put in.

Then a shot of the house number on the fence?

There is a nice sitting area in front with the fence, but why do they have a wood stove right by the wooden fence?

Hey freebeard, what do you see in the third picture?

Then there is a shot of the front light, with apparently a bug light.

Do they like bugs or don't they?!

They don't show much of the back yard. With the tiny house and the tiny front yard I would think the back yard would be good-sized, but unless they fenced it--and they didn't fence over the chain link fence on the side.

I don't know if it sold for $185,000 on 7/26/2021, but now they are asking $176,000, which is $338 per square foot!

A home like Mom's sold a year ago for $245,000, about $200 per square foot plus a 2-car garage.

This place isn't much bigger than a 2-car garage!

I would love to see the Zestimate for 100 homes compared with actual assessments, but Zillow guesses that it is worth $141,000, which would still be $271 per square foot

It isn't a great neighborhood and if you recall, the pink house that sold 2 doors down was next to some businesses on the main street, so it is close to the main street, and it may be next to the UPS distribution center, but it is within walking distance from the library (and McDonald's if you are uncivilized), and there are few, if any abandoned homes or vehicles in the area.

They say that it is eligible for a VA loan, but for how much will it assess?
